Over the last decade, prime residential assets in Lagos and Abuja have quietly outpaced most conventional portfolios. The reason is not speculation; it is scarcity. Well-located land near established infrastructure simply cannot be reproduced.
Scarcity Is the Engine
When we underwrite a property, we model the supply pipeline within a two-kilometre radius. In prime districts, that pipeline is nearly always constrained by zoning, heritage protections, or geography. Constrained supply plus durable demand is the oldest formula in investing, and it still works.
What This Means for Buyers
Pay for position, not finishes. Interiors can be renewed; a street address cannot. Our advice to new clients is consistent: buy the least impressive house on the most constrained street you can afford.
